Advisory & Asset Management
Organized around your problem.
CCUS provides active asset management and structured advisory to owners, lenders, and capital partners who need principal-level judgment — not a property manager, not a generalist consultant.
The Difference
Current operating experience. Direct principal accountability.
Most advisory engagements fail because the advisor has not operated an asset recently — or at all. CCUS is different. Cynthia Homsher's current role is VP of Asset Management at Elevate Property Partners. The oversight, budget management, and capital program work she does there is the same work she brings to CCUS engagements — not a credential from a prior position, but active operating responsibility applied directly. David Homsher spent two decades on the lender side — managing distressed portfolios, evaluating operating sponsors, and making owner-level decisions when assets moved into workout. Together, they bring a perspective that is both current and complete: the operator's view and the lender's discipline, held by the same two people who sign the engagement.
Organized by client problem.
Engagements are scoped to the situation. Not every client needs every service — we work with you to identify what is operationally ready to deliver and structure accordingly.
Owner representation and manager oversight
Principal-level representation for owners who need experienced oversight of a multifamily asset. We act as the owner's eyes and ears — monitoring leasing performance, reviewing operating budgets, holding management teams accountable to the business plan, and escalating issues before they become problems. Engagements are structured for the situation: monthly oversight, quarterly review, or project-specific scope.
Acquisition and due diligence review
Operational due diligence for buyers, lenders, and equity partners evaluating a multifamily acquisition. We assess the operating story behind the numbers — management quality, leasing trends, capital needs, and business plan credibility — and deliver a clear-eyed view of what the asset will actually require post-close.
Underwriting challenge and capital structure review
Independent review of a sponsor's underwriting assumptions, capital structure, and return projections. We stress-test the model, identify where the assumptions are aggressive, and provide a frank assessment of the risk-adjusted basis. Useful for equity partners, lenders, and co-investors who want an independent view before committing capital.
Investment committee preparation
Structured preparation support for sponsors and capital partners preparing for an investment committee or equity raise. We review the materials, stress-test the narrative, identify the questions a sophisticated IC will ask, and help ensure the presentation reflects the asset's actual operating story — not an optimistic version of it.
Business-plan validation and capex prioritization
Independent review of a sponsor's business plan — evaluating the assumptions, the operating strategy, and the execution capacity of the team. We provide a frank assessment of what is achievable, what is optimistic, and what is missing. Capex review covers scope, cost, sequencing, and return on investment grounded in operating reality.
Portfolio diagnostics
Structured assessment of an asset or portfolio — leasing velocity, rent roll quality, operating expense structure, management performance, and capital needs. We deliver a clear picture of where the asset stands, what is working, what is not, and what it will take to close the gap between current performance and the business plan.
Operating diagnostics
Deep-dive analysis of an underperforming asset — identifying the root causes of leasing shortfalls, expense overruns, or management failures. We go beyond the numbers to understand the operating story: staffing, systems, vendor relationships, and management quality. The output is a clear diagnosis and a prioritized action plan.
Ongoing reporting
Monthly or quarterly operating performance reporting for owners, lenders, and equity partners — budget variance analysis, leasing performance, capital program tracking, and management accountability. Delivered with institutional-grade structure and direct principal communication.
Who We Work With
The right engagement for the right counterparty.
Private owners
Owners of multifamily assets who need institutional-grade oversight without the cost of a full in-house team. We provide principal-level asset management on a scoped, fee-based engagement — structured to match the asset and the situation.
Family offices
Family offices with direct real estate exposure who need an experienced operator to oversee assets, evaluate management performance, and provide independent reporting — without the conflicts of a full-service firm.
Lenders and servicers
Lenders and servicers who need an experienced operator to assess an asset in or approaching distress — providing a credible, independent view of the operating situation, the sponsor's capacity to execute, and a clear stabilization path.
Equity partners
Co-investors and equity partners in multifamily assets who need independent oversight of the operating sponsor — ensuring the business plan is being executed, the capital is being deployed appropriately, and the asset is being managed to plan.
